How we got here & how we work

How Knockout Services got started
Justin Oberholtzer started the business years before he and Carrie ever met. Construction had been his trade his whole working life: framing, finishing, remodeling, and repairing whatever needed work. The business existed on paper, but he never quite committed to running it as more than a side effort.
That changed in 2024. Carrie and Justin decided together that the company deserved real attention. Carrie stepped in as owner and took over the operations side. Justin focused on the work, the part he had always loved doing. The two-person partnership covers bases that a lot of one-person shops miss.
Today, Knockout Services serves homeowners, Airbnb hosts, and rental property owners across Sussex County, Delaware. The company is small on purpose. Small means we know your job, return your calls, and stand behind the work. For a full breakdown of who we work with, see the industries we serve.
Work With UsWhy Carrie & Justin took the business seriously in 2024
Justin had been building, fixing, and remodeling for over twenty years before launching the company as a serious operation. Carrie saw the gap in the local market for a husband-and-wife team that handled both the books and the work professionally. Together, they decided the timing was right to commit fully and bring it to life.

Why Knockout Services stands out in Sussex County
Sussex County is full of beach houses, vacation rentals, and homes that need someone who shows up. Plenty of contractors take the deposit, then take three weeks to come back. We run differently. Justin handles the work himself or with a small crew, so quality stays consistent and communication stays direct.
Local matters here. Beach property owners, full-time residents, and rental property managers all need different things from a contractor. We get it because we live here. Knockout Services keeps schedules realistic, calls when something changes, and finishes what we start.
Honest pricing stays at the core. The slogan, “Knock Out Service for Knockout Prices,” is more than a tagline. We quote what the work costs, charge what we quoted, and don’t surprise you at the end. For details on what we offer, take a look at our full services list.
Explore Our ServicesWhat areas do we cover?
Knockout Services works throughout Sussex County, Delaware, with most projects landing within a thirty-mile radius of Millsboro. Regular service areas include Lewes, Rehoboth Beach, Ocean View, Selbyville, Dagsboro, Frankford, Georgetown, and the surrounding beach communities. Out-of-area projects get evaluated case by case based on travel time and project scope.

How we approach every job
Every job starts with a real conversation. Carrie or Justin walks the property with you, listens to what you actually want, and writes a quote based on the real work. No vague “we’ll figure it out as we go” approach. We tell you what’s possible, what isn’t, and what it costs.
Once you approve the scope, Justin schedules the work and orders materials. Honest scheduling matters: if a job takes a week, we say a week. If we hit something unexpected, we call. We don’t disappear and reappear three days later with excuses.
During the job, you stay in the loop with photos, updates, and progress checks. Every project gets a final walk-through before we call it done. Anything that needs touch-up, we touch up. We want you happy with the work, not just done with it.
Get a Free QuoteDo we take commercial projects?
Not at this time. We focus on residential homes, Airbnb properties, rental homes, and apartment complexes. Commercial work brings different requirements, contracts, and timelines that we aren’t set up to handle yet. As the company grows in 2026 and beyond, commercial work may join the service list. For now, residential remains our priority.

Who we serve and why it matters
We focus on three main customer types. Homeowners come to us when they want a remodel done right or a repair handled without a runaround. Rental property owners and landlords need quick turnarounds between tenants and reliable maintenance that doesn’t blow the budget. Airbnb hosts need someone they can trust to handle damage, refresh paint, and keep the property guest-ready year-round.
What ties these customers together is what they don’t want: a contractor who ghosts them, a repair that fails after three weeks, or a quote that doubles by the end of the project. We work with people who value honest communication and real follow-through.
Who We ServeHow long has Justin been doing construction?
Justin has worked in construction his entire career, over twenty years of framing, finishing, remodeling, and repair work. Most of those years were spent working alongside other contractors before launching the company. The hands-on background means he knows what works, what doesn’t, and how to spot problems before they cost money.

What makes hiring Knockout Services different
Hiring a contractor in a small market like Sussex County comes with risks. Big-name companies treat your project like a number. Small operators sometimes lack accountability, paperwork, or insurance. Knockout Services sits in the middle, small enough to care, organized enough to deliver.
Carrie handles the business side: she answers calls, writes quotes, manages scheduling, and keeps customers updated. Justin handles the construction side: he runs the crew, manages materials, and makes sure the work meets his standard. The split lets each of us do what we do well.
Insurance and paperwork stay tight. We carry coverage through Progressive, file quotes and invoices clearly, and keep records for warranty issues. You aren’t betting on a handshake. You’re hiring a real business. Our interior and exterior painting work and bathroom and kitchen remodels cover the most-requested services, and smaller jobs get the same care.

What types of properties do you work on?
Knockout Services works on single-family homes, townhouses, condos, Airbnb properties, long-term rental units, and apartment complexes. We handle both occupied and vacant properties throughout Sussex County. Rental property managers often book us for tenant turnovers and ongoing maintenance. We don’t take on commercial business at this time.
Is Knockout Services licensed and insured?
Yes, Knockout Services carries general liability insurance through Progressive. Business licensing is handled per Delaware state requirements for residential construction work. For specific license verification or certificate of insurance requests, contact us directly and we’ll send the paperwork before any job starts.
What payment methods do you accept?
We accept cash, check, and most major debit/credit cards. Smaller jobs typically settle on completion. Larger remodel projects may have a deposit and milestone payment structure that we agree on in writing before work starts. Payment terms always appear clearly on the written quote, with no surprises.
Do you offer free quotes?
Yes, quotes for residential remodel and repair work are free. We come out and walk the project with you, then put a number on paper based on real scope. For rental property and Airbnb maintenance contracts, we’ll discuss recurring service rates that work for both sides. No high-pressure sales tactics.
How quickly can you start a project?
Smaller repair jobs can often start within a week, depending on the schedule. Bathroom and kitchen remodels usually book two to four weeks out. Emergency repairs (water damage, broken windows, urgent rental turnovers) get priority when capacity allows. Always call us first to discuss your timeline.
